Which Maybank rate moves your instalment depends on when your loan was taken, not only on the rate Maybank shows today.
Maybank's Standardised Base Rate (SBR) and Base Rate (BR) are both 2.75% a year, and its Base Lending Rate (BLR) and Base Financing Rate (BFR) are 6.40%, effective 11 July 2025. Maybank also publishes an indicative effective rate of 3.90% a year for a standard RM350,000 housing loan over 30 years. Maybank's published rates remain at these levels. Bank Negara Malaysia (BNM) has kept the Overnight Policy Rate (OPR) at 2.75% at every decision since its 9 July 2025 cut, most recently on 3 September 2026. Every other bank's rate is on our Malaysia bank Base Rates table.
Maybank's rates today, and which loans use each one
Maybank publishes one figure for each conventional rate and its Islamic counterpart, so a Maybank Islamic financing pegged to the Islamic Base Rate (IBR) or the BFR uses the same number as a conventional loan pegged to the BR or the BLR.
| Rate | Rate now (from 11 Jul 2025) | Which retail variable-rate loans use it |
|---|---|---|
| Standardised Base Rate (SBR) | 2.75% | New loans and financings, refinancing of existing ones, and renewals of revolving lines from 1 August 2022. BNM links the SBR solely to the OPR. |
| Base Rate (BR) / Islamic Base Rate (IBR) | 2.75% | Loans and financings priced on the BR from 2 January 2015 until the SBR took over for new loans on 1 August 2022. They stay on the BR unless refinanced. |
| Base Lending Rate (BLR) / Base Financing Rate (BFR) | 6.40% | Existing loans and financings originally pegged to the BLR or BFR before 2 January 2015. They remain on that reference rate unless refinanced. |
| Indicative effective rate, standard RM350,000 housing loan over 30 years | 3.90% | Not a reference rate. It is Maybank's published example of what a standard home loan costs; your own rate depends on your offer. |
Your letter of offer shows which rate your loan follows, written as the reference rate plus or minus a margin (for example "SBR + 1.15%"). If it states a fixed rate, the rate does not move with these base rates. Our flat versus reducing-balance guide explains why a fixed flat rate and an effective rate are not the same number.
How Maybank's rates have moved since May 2020
Maybank publishes the table below on its rates page, starting in May 2020; it does not list the OPR cuts of January and March 2020. We added BNM's OPR for each change and, in the last column, the monthly instalment on Maybank's standard RM350,000, 30-year housing loan at the indicative effective rate Maybank published for that date.
| Maybank change (effective) | OPR after BNM's decision | SBR | BR / IBR | BLR / BFR | Indicative effective rate | Instalment, RM350,000 over 30 years |
|---|---|---|---|---|---|---|
| May 2020 | 2.00% (5 May 2020) | Not yet used | 2.00% | 5.65% | 3.50% | RM1,571.66 |
| Jul 2020 | 1.75% (7 Jul 2020) | Not yet used | 1.75% | 5.40% | 3.25% | RM1,523.22 |
| May 2022 | 2.00% (11 May 2022) | Not yet used | 2.00% | 5.65% | 3.25% | RM1,523.22 |
| Jul 2022 | 2.25% (6 Jul 2022) | Not yet used | 2.25% | 5.90% | 3.50% | RM1,571.66 |
| Aug 2022 (SBR starts) | 2.25% (no change) | 2.25% | 2.25% | 5.90% | 3.50% | RM1,571.66 |
| Sep 2022 | 2.50% (8 Sep 2022) | 2.50% | 2.50% | 6.15% | 3.75% | RM1,620.90 |
| Nov 2022 | 2.75% (3 Nov 2022) | 2.75% | 2.75% | 6.40% | 4.00% | RM1,670.95 |
| May 2023 | 3.00% (3 May 2023) | 3.00% | 3.00% | 6.65% | 4.15% | RM1,701.36 |
| Jul 2025 (current) | 2.75% (9 Jul 2025) | 2.75% | 2.75% | 6.40% | 3.90% | RM1,650.84 |
Three patterns stand out in Maybank's own figures:
- The BR has matched the OPR at every change in Maybank's table. In all nine rows, Maybank's BR equals the OPR BNM had just set, so a BR-pegged Maybank loan has followed the OPR one for one.
- The BLR has stayed 3.65 percentage points above the BR. The gap is the same in every row, so an older BLR-pegged loan moved by the same amount as a BR-pegged one.
- The indicative home-loan rate did not always move with the OPR. Its margin over the BR narrowed from 1.50 to 1.15 percentage points between May 2020 and May 2023. When BNM raised the OPR by 0.25 points in May 2023, Maybank's indicative rate rose only 0.15 points, from 4.00% to 4.15%.
At today's 3.90%, the standard RM350,000, 30-year loan costs RM1,650.84 a month. That is RM50.52 less than at the May 2023 peak of 4.15% and RM127.62 more than at the 3.25% low of 2020 to 2022.
How the instalment is worked out, using the current row: the monthly rate is 3.90% ÷ 12 = 0.325%, and the instalment is P × r ÷ (1 − (1 + r)−n) with P = RM350,000, r = 0.00325 and n = 360 months, which gives RM1,650.84. The same formula reproduces the three instalments in Maybank's own OPR FAQ example (RM1,995, RM2,366 and RM2,301) to the ringgit. Each instalment in the table is for a new 30-year loan at that date's rate; an existing loan's new instalment depends on its remaining balance and tenure.
What happens to a Maybank instalment when the OPR moves
Maybank's FAQ on the July 2025 OPR cut sets out the sequence for its mortgage loans and financings:
- 9 July 2025: BNM cut the OPR from 3.00% to 2.75%.
- 11 July 2025: Maybank cut the SBR, BR and IBR from 3.00% to 2.75%, and the BLR and BFR from 6.65% to 6.40%. Maybank says an OPR revision is reflected in all its base rates within 2 business days.
- 15 July 2025: Maybank recalculated affected instalments and posted a notice of the new amount. It recalculates instalments on the 15th of each month.
- 1 August 2025: the new instalment took effect.
Maybank does not adjust an instalment when the change is less than RM10. If you pay through a fixed-amount standing instruction, you may need to change the amount yourself; a variable-amount instruction follows the amount due. Maybank also explains why an instalment can rise after a rate cut: after a repayment-assistance plan, after missed payments, after a redraw of advance payments, or when the first instalment in the letter of offer was set while the base rate was lower. Its own example is a RM500,000, 35-year financing at IBR + 1.50%. The instalment was RM1,995 at approval in October 2020, when the IBR was 1.75%, and became RM2,301 at the July 2025 recalculation, at an effective rate of 4.25%.
If a new instalment is hard to pay, Maybank points customers to its repayment assistance plans, and says a lower instalment can extend the tenure, raise the total interest or profit, and leave MRTA or MRTT cover out of step with the loan. Test what a higher instalment does to your commitments with the DSR guide before you agree to a change.
How Maybank compares with other banks
For loans taken from 1 August 2022, the SBR is 2.75% at every bank, so the margin in your offer is what differs between banks. For an older BR-pegged loan, Maybank's BR of 2.75% is the lowest verified Base Rate in our table, where the highest is 3.75%. Maybank's BLR of 6.40% is the second lowest verified BLR or BFR after BSN's 6.35%. A low reference rate does not make a loan cheaper on its own: the effective rate is the reference rate plus your margin. See every bank on the bank rates table, or compare home-loan offers.
What is Maybank's base rate today?
Maybank's Standardised Base Rate (SBR) and Base Rate (BR) are both 2.75% a year, and its Base Lending Rate (BLR) and Base Financing Rate (BFR) are 6.40%, effective 11 July 2025, as published on Maybank's own rates page.
When will Maybank change its base rates again?
Maybank links its base rates to Bank Negara Malaysia's OPR and says an OPR revision is reflected in all its base rates within 2 business days. BNM kept the OPR at 2.75% on 3 September 2026. We do not forecast the next decision.
Why did my Maybank instalment not change after a rate cut?
Maybank recalculates instalments on the 15th of each month and does not adjust one if the change is less than RM10. An instalment can also rise after a cut, for example after a repayment-assistance plan, missed payments or a redraw of advance payments.
