Should you settle your home loan early? Compare the future interest you may avoid with the penalty, notice interest, discharge cost and clawback you may pay today. Your latest statement balance is the best starting point because payment dates, rate changes and past flexi deposits cannot be reconstructed reliably from the original loan alone.

Islamic settlement may depend on product-specific deferred profit and ibra'. Use the bank's settlement statement, including the stated ibra', instead of a conventional-loan estimate.

Letter of Offer → the early settlement / prepayment clause. 2% is a working estimate, not a rule. The fee may be charged on your original loan amount or on the outstanding balance — those give very different answers, so check which. Several packages now carry no fee at all; if yours has no lock-in, set it to 0 and the penalty drops out.

Discharge of charge is solicitor and land-office work, not a bank fee — ask your lawyer. Clawback applies if the bank absorbed your legal fees or gave cashback; it is in your Letter of Offer.

How is the MRTA/MRTT amount handled?

Safe default: keep this separate. Select bank credit only when your insurer or the bank's redemption statement confirms the amount is applied against the settlement debits.

    Q.Why select a loan package?

    It describes how extra cash can be accessed. Full- and semi-flexi facilities can produce the same estimate when their actual cap and fees are the same. Use your own terms; there is no universal semi-flexi cap.

    Q.Can I use this for Islamic home financing?

    No. Product-specific deferred profit and ibra' cannot be inferred safely here. Use the bank's settlement statement, including its stated ibra'.

    Q.Is there always a penalty?
